A glossy façade concealing a rather unflattering price tag. One approaches Green-Acres with a certain optimism. The website is elegantly presented, the photography is flattering, and the editorial tone suggests one is browsing a curated selection of France's finest properties rather than scrolling through a commercial listing portal. That impression, alas, unravels rather quickly upon comparison with reality — much like a sun-drenched farmhouse that reveals a collapsed roof once one steps past the hydrangeas. Having spent several months researching property markets across the south and south-west of France, I can say with some confidence that the listings here carry a premium that is difficult to attribute to anything other than the platform's deliberate positioning towards foreign buyers — those who arrive wide-eyed with a dream of la vie française and, crucially, without a working knowledge of what the locals actually pay for it. Properties listed routinely sit 30 to 45 percent above their equivalents on French-facing portals and local agencies and the reality of the current market values which decreased the consequent past two years considebarly. One begins to wonder whether the lavender fields are included in the surcharge, or merely implied. The agents advertised through the platform are, without exception, pleasant and responsive. The site itself is functional and well-translated. One cannot fault the presentation. What one can fault is the tacit assumption that a visitor enchanted by a Périgord farmhouse or a sun-drenched mas will not trouble themselves to cross-reference the asking price against what a French resident would expect to pay. And recent transaction prices are open source material nowadays…It is, in the mildest possible terms, an unfortunate business model — and in rather more direct terms, a fairly transparent one. Very useful app, occasional crashes, but we were able to organise many property viewings across the south of France.
terrific site to shop for a house . however: looks like France is very individualistic min the sense that each realtor has his houses/appartments. They do not care to show you something they have access to but would have to share the commission. That means that if you like 4 houses in one location you have to contact 4 realtors.
We have made friends with an English Expat family in Languedoc and visited many times. We originally rented an apartment from them in the small town of Nizas in 1998 and returned through the years when they had moved to Montblanc, Herault and had a B&B names Villa Roquette. We would eventually like to live in that area and Green-Acres has been our 'go to' to search. The website is quite wonderful with lots of information and photos. We continue to look for a home/apt. that is within our means.
I like that we can contact agents and let them know if we want more information or more photos, etc. I am having a little difficulty narrowing it to my criteria cause I’m getting hoses. I never could afford it like in the millions. So I need to figure that out, but otherwise it’s a great site.
A fantastic way to discover lots of incredible houses and apartments for sale in France and beyond. Great details about the properties and good functionality for saving lists. The app can be a bit buggy at times, but it is an excellent resource.
Great site, really catering those who are looking beyond the "regular". Five stars within reach, just add a couple of smart filters like "density of traffic", "speed limit", "distance from front door to street"
